A modular kitchen by RGL Decors, the kind covered by an annual maintenance contract

A modular kitchen is the engine room of a modern Indian home. Between heavy daily cooking, constant cabinet use and unavoidable exposure to moisture, heat and oil, every component is under stress.

Premium plywood and hardware ensure initial durability. But it is periodic maintenance that keeps a kitchen working flawlessly year after year — and that's what an Annual Maintenance Contract (AMC) is for.

What is an AMC?

A formal service agreement between you and your interior firm, usually lasting a year, guaranteeing a set number of scheduled professional service visits.

Rather than a "fix-it-when-it-breaks" mentality, an AMC is preventative health care for your kitchen. The goal is to catch minor misalignments, loose screws and worn sealant before they cause structural damage.

Why Chennai kitchens need it

Chennai's environment and Indian cooking styles put specific stress on modular furniture:

  • Coastal humidity — high moisture causes lower-grade hardware to rust and edge banding to loosen.
  • Heavy usage — cast-iron cookware and grinding stones put real weight on drawer channels.
  • Vibration — opening and closing doors thousands of times a year vibrates screws loose, causing shutters to sag and scrape.

Without maintenance these compound. A sagging door eventually cracks its hinge plate — turning a five-minute screwdriver adjustment into a full hardware replacement.

What an AMC visit includes

  1. Comprehensive inspection — overall structural condition; checks for water seepage under the sink, plywood swelling and edge-banding wear.
  2. Hardware alignment & tightening — re-aligning sagging shutters so they sit flush; tightening hinges, pull-outs and hydraulic lift-ups.
  3. Cleaning & lubrication — clearing dust and grease from telescopic channels and sliding tracks, then applying a suitable lubricant.
  4. Sealant & moisture check — inspecting silicone around the sink and countertop joints, replacing worn or cracked sealant before water gets into the cabinets.

Is it worth it?

| Without an AMC | With an AMC | | --- | --- | | Loose screws cause hinges to snap under pressure | Screws tightened early, saving the hinge | | Undetected leaks rot the sink base cabinet | Worn sealant spotted early and re-caulked | | Heavy drawers jam and need full channel replacement | Channels lubricated and aligned, running smoothly | | High, unpredictable repair costs | Predictable, low-cost preventative maintenance |

What an AMC does not cover

So there are no surprises:

  • Major physical damage — broken laminate or cracked granite from impact.
  • Plumbing disasters — water damage from a burst pipe or leaking RO system.
  • New hardware costs — if a premium hinge is broken and out of manufacturer warranty, the AMC covers the labour to fit a new one, but you pay for the part.
  • Pest damage — termite or borer damage, which needs specialist pest control.

Pro tip: read the agreement to see whether it covers only labour, or also includes minor consumables like screws and sealant.

How often should a kitchen be serviced?

For a standard Chennai household, an inspection once every six months is the sweet spot.

Consider more frequent servicing if:

  • You run a very large household or a cloud kitchen from home.
  • Your kitchen has complex, weight-bearing hardware — magic corners, heavy tall pantry units.
  • You live on the ECR/OMR coastal line, where salty air accelerates metal corrosion.

Everyday habits between services

  1. Wipe spills immediately. Never let water sit on countertop joints or cabinet doors.
  2. Respect weight limits. Distribute heavy steel pots across lower cabinets rather than loading one drawer.
  3. Run the chimney. Always use the exhaust while cooking, to pull grease and moisture out of the air before it settles on your cabinets.

Frequently asked questions

Is an AMC mandatory for a new kitchen?

Not legally, but it's strongly recommended. Think of it like servicing a car — skipping it won't break anything immediately, but it guarantees a shorter lifespan and more expensive repairs later.

Does an AMC include deep cleaning?

No. An AMC covers the mechanical and structural health of the kitchen — hinges, channels, alignment. It is not a housekeeping service for tiles, chimneys or appliances.

Can I buy an AMC if another company built my kitchen?

We prefer to offer AMCs for kitchens we designed and installed, because we can vouch for the original material quality. Some independent agencies offer third-party AMCs after a preliminary inspection.

Final thoughts

Your modular kitchen is one of the most significant investments in your home. Like any high-value asset, it performs best when it receives consistent, professional care.

Every RGL project already includes complimentary one-year post-service care — an AMC simply continues that protection.
